What is an RTM Home?
What’s the difference between an RTM and a Modular home?
Although both are built off-site, a modular home will arrive at the property in separate pieces, and then will be assembled onsite. An RTM home arrives in one sturdy, well assembled piece. This makes the delivery process much easier and less stressful as it only needs small touch ups once set on your foundation where there is significant on-site work needed to complete the modular builds.
How do I know if an RTM home is right for me?

At Jade Homes, the average size of our RTM homes is 3 bedrooms, 2.5 bathrooms and approximately 1850 sq ft. We offer a range of options, including two-story homes, and our largest home to date is nearly 4,000 sq. ft. With over 30 customizable floor plans, you can find the perfect home that suits your unique needs!

What are the typical timelines when purchasing an RTM Home?
The timeline for purchasing a custom RTM home with Jade Homes can vary depending on factors such as customization requirements, approvals, and site preparation. Can you put an RTM anywhere?
RTMs can be delivered to most places, as long as a foundation can be put in place and there is accessibility for the home to be delivered. The logistics of delivery will be discussed during the planning process to ensure there will be no issues when it comes time for the final delivery.
Can you expand or remodel RTMs in the future?
Yes, expanding or remodelling your RTM can be a very straightforward process. Similar to any regular expansion/remodel, ensuring you adhere to any local codes and regulations, and that you have all the necessary permits is crucial. Seeking professional help with the planning process and construction is also recommended.
Can RTMs hold up against extreme weather conditions?
Our RTM homes are built to exceed the standards of traditional on-site homes, making them resilient against extreme weather conditions. Jade Homes adheres to energy codes for the 7A climate zone, ensuring our homes meet stringent energy efficiency requirements even in far northern locations. In 2024, the average cost of a custom Jade RTM, including transportation, ranges from $215 to $300 per sq. ft., making them a more cost-effective option compared to traditional homes. Please note that individual price points will vary based on your selection.
How do the timelines of an RTM compare to that of a traditional home?
With Jade Homes, your new home will be built within 6 months of the signing the contract. However, it won’t be delivered until you’re ready. We will determine the delivery timeline upon signing the contract, ensuring there is plenty of time for you to prepare. The build for a traditional home typically takes a full year, if not longer, making our RTM’s a much more efficient option that won’t sacrifice on quality. We’re able to offer a quicker process as the foundation of your home can be built at the same time as other floors.
Some of the reasons RTM builds are much more efficient include:
- Foundation and home construction can be done simultaneously, contributing to a much shorter timeline.
- RTM homes are at a much lower risk of weather or site delays, keeping the build on schedule.

Can you customize an RTM Home the same as you would a traditional build?

How does the quality of an RTM compare to that of a traditional home build?
RTM homes are built in a much more controlled environment, resulting in a more consistent and thorough inspection process. This reduces the risk of defects or delays, resulting in a more efficient process and higher quality home.
How does the energy efficiency of RTM homes compare to on-site built homes?
Jade RTMs are more energy efficient because they need to be prepared to move to many extreme climates. Every home we build is to Zone 7B as our standard, this already is built more efficiently then many onsite homes, and we build even colder regions then this. Because of this, they are constructed with the latest energy-efficient features and materials, including advanced insulation, high-efficiency appliances, and sustainable building materials. These innovations help reduce utility costs and minimize environmental impact.
How does the structure of an RTM Home compare to that of an on-site build?
As RTMs are made with the intention of transporting the home to its final location, the physical structure of the home is a lot more durable and sound than that of an on-site build.

Does Jade Homes sell any quick possession RTMs?
Absolutely! Here at Jade Homes we always have a few show homes built that can be purchased and delivered to your land! Prices vary depending on size and fixtures – find our current inventory HERE.
Are there financing options when purchasing a Jade Home?
Financing an RTM with Jade Homes works the same as a traditional build, with a bit more room for flexibility. We are happy to work with you and your bank to figure out the best financing options for you.
Am I responsible for transport costs?
Planning and design is included in the price of your RTM, and that also includes the cost of loading, transporting, unloading and fastening your home.
Who is responsible for building the foundation setup?
A completed foundation is required on-site before your home can be delivered, and this cost is the homeowner’s responsibility. However, we are more than happy to connect you with one of our trusted partners to assist with this process. We are committed to helping in any way we can to ensure a smooth and seamless experience!
What do I need to consider for site preparation prior to delivery?
In addition to the foundation, you must also consider the set-up of power and utilities, any power line lifting and permit fees, and landscaping. Our team is happy to help answer any questions regarding these and other fees, as well as help you find the right partners to help get the job done.
Are there any additional costs I should be aware of?
The only costs that may fall outside of your RTM price, include: your land, the foundation, building permits, any line lifting fees, utility installation, and if applicable, the addition of a basement and/or garage.

How do I get started?
There are a couple ways to get started! You can give us a call and talk directly with one of our expert designers, who will help you figure out exactly what you are looking for in a home. Alternatively, you can send us an email or submit the consultation form on our website to get started. During this consultation phase, expect to discuss the ins-and-outs of our process, what your goals are and what the next steps are to move forward.
I want to build a custom home, where should I start?
To begin building your custom home with Jade Homes, schedule an appointment to meet with our design team, here we will answer any questions you may have and start mapping out your floor plan. Once you decide to proceed with us, we require a $6,000 deposit to start working on the blueprints for your new home. Whether it’s a modified plan or a custom design from scratch, we’ll ensure the plan meets your vision. Once the plan and pricing are finalized, we’ll schedule a contract date. On that day, we’ll start ordering materials, and your home will be delivered on the date you choose.
What does Jade’s process of purchasing an RTM home look like?

Do I have to choose one of your plans?
Think of our plans as a starting point. We encourage homeowners to bring their ideas to us. As a custom builder, our goal is to create the perfect home tailored to your lifestyle. While you can choose any plan from our website, once you meet with our team, you’ll discover we offer many additional options—or we can design a completely new plan just for you!
What are my finishing choices?
Throughout the process, we want to foster and encourage your creativity! Our sister company, Hiebert Cabinets, completes all of our finishes and ensures each vendor offers a wide selection of high-quality options to choose from, often exceeding those of traditional onsite homes. The sky’s the limit on colour and options. Our sales & design associates will be available to assist throughout the entire building process.
What factors should be considered when planning out my RTM?
When going through the design process, it is important to consider your total budget, your lifestyle, energy consumption, personal preferences and any long term plans you may have. Our team will be there to help you create the perfect balance of your unique style and functionality.
Are there showhomes available to tour?

Do you build basements or garages?
RTM homes are our specialty and the only thing we do. However, Jade Homes partners with a variety of talented and reputable trades and services that we will be more than happy to recommend upon request.
Construction & Delivery
What should I expect during the building phase?
During the construction of your RTM, we will send you weekly updates and imagery to highlight the progress of your build. Internally, we will conduct daily quality control walkthroughs to ensure everything meets our standards and specs. Throughout the process, our sales and design team will regularly update you on timelines, design choice deadlines and any additional guidance you may need.
Am I able to visit my RTM while it is being constructed?
Absolutely! If it’s during our regular hours feel free to come and visit, if it’s when we are closed we just ask that you call ahead so we can arrange to have someone there to unlock the home for you. We love when we get customer visits!
Are Houses inspected as they are built?
Yes. We are a CSA approved RTM builder and enforce strict quality control in all aspects of our trade and throughout the entire building process of our homes. Our Production Manager inspects all homes throughout the building process and certified inspectors from Calgary also routinely inspect our homes throughout all stages.
How will I receive updates to my RTM build?
We will send picture updates every Thursday, but we encourage you to come visit and see your home during construction, as many times as you’d like!
What is the best way to coordinate site preparation for the final delivery of my RTM?
The team at Jade Homes will work closely with you every step of the way, and can help provide any resources and recommendations on foundation prep, utility prep or anything else related to the final delivery of your home. The final delivery date will be determined on the contract day, and any changes will be discussed prior – this gives plenty of time to ensure the site is ready for delivery day. But rest assured, our production team is happy to help if anything comes up along the way!
What is the process for the final delivery of the RTM home?
The final delivery date will be set during the contract signing and any questions can be answered by the team at Jade.
What steps are taken to ensure safe delivery of the RTM home?
The way we build and support our homes will ensure a safe arrival to your destination. Our home movers use pilot trucks and follow the highest level of safety measures during transportation. In the event any damage occurs, repairs will be made to keep your home looking brand new. This is all looked after by Jade Homes! You’ll have nothing to worry about during the move.
What should I expect post-delivery?
Once your home has been delivered to its foundation, our team will conduct a thorough inspection to identify any deficiencies that may have occurred during the move. We will then schedule a time to complete any necessary repairs. These initial repairs will be carried out after the electrical and heating systems have been installed, allowing the trades to complete their repairs. Our team will return 11 months later for a follow-up walkthrough to address any further concerns, ensuring your home remains in excellent condition after experiencing all seasonal climates.
Are there any restrictions to where my home can be delivered?
Although there are many obstacles we can overcome, such as fields, ice bridges (under certain conditions) and sharp turns, there are still some limitations. We can only go where roads and geographical obstacles will allow us. For example, we are unable to deliver larger loads East of the Rockies, due to tunnels and overpasses with load restrictions. However, we are able to move homes to Fernie and models with a maximum height of 22’ wide and 13’ tall to the Koocanusa area.

Service & Warranty
Is there a warranty on the home?
All RTM Homes purchased through Jade Homes come with the Alberta New Homes Owners Warranty as dictated by the government. In addition, many of our suppliers also offer extended warranties on their products – our sales and design team will be able to confirm these details with you.
Will the walls crack during the move?
The walls will likely experience minor cracking during the move. However, these cracks are only cosmetic and do not affect the structural integrity. To ensure a solid and structurally sound home, we use exclusive products and build your home in a way that ensures extra bracing and higher structural integrity compared to other RTMS. As part of your one year home warranty, Jade Homes will repair any cracks that occur after our delivery inspection is complete.
What all is covered under the Jade Homes warranty?
We proudly stand behind the quality and craftsmanship of our product, any manufacturing or product defects will be covered by Jade Homes.
What happens if the RTM home is seriously damaged during the move?
Although very unlikely, in the event there is major damage done to the home during transportation, the customer is not liable. The homes are insured and everything will be fixed or replaced.
Are there any additional maintenance or upkeep services that are necessary for an RTM Home?
No, the maintenance for our homes is the same as a traditional build home.
