Jade Homes Service Warranty & walk-through process

After the house has arrived to site, a Jade Homes representative will inspect your home with you for delivery deficiencies, fill out our Delivery Inspection Report with you and have you sign this document. This report will fully outline the delivery deficiencies that will be repaired before your final payment is due.

Approximately 11 months from delivery (RTM) or occupancy (Residential) of your home, our Service Coordinator will schedule our last inspection. At this time a Jade Homes representative will meet with you to discuss any remaining warranty concerns you may have, before the one-year warranty runs out. We will again inspect your entire home and record items covered under warranty, making any notes of concerns that you have. After the inspection, additional warranty items will only be added at the discretion of Jade Homes and must be done in writing.


Jade Homes is proud of our one-year service warranty. During this first year we understand that the home will be settling as well as “breaking in”. Items that are fully covered are:

  • Structural
  • Shingle labor
  • Exterior finish labor
  • Electrical wiring
  • Plumbing drains & Waterlines
  • Drywall touchups
  • Paint
  • Interior woodwork materials & labor
  • Rock & Tile work
  • Closet shelving

Please note that damage from miss-use of the products will not be covered as well as day to day maintenance is the responsibility of the homeowner.

Extended Warranty Covered by Suppliers

Many of our suppliers offer extended warranties on the products they sell. After the one-year warranty has expired it will be the responsibility of the homeowner to contact suppliers for warranty. If you have any questions or concerns, please contact the Jade Homes office.


Alberta New Home Buyer Protection Act*

* Only available for homes residing in Alberta. At this time RTMs delivered to Saskatchewan are only covered by the Jade Homes one-year warranty.

The Alberta New Home Warranty will cover:

  • 1 year of labour and materials
  • 2 years for delivery and distribution systems
  • 5 years for building envelope protection
  • 10 years for major structural components

Upon delivery (RTM) or occupancy (Residential) of your home, you will receive a packet that will contain all documents regarding extended warranties and maintenance and care information for flooring, windows and doors, siding and shingles.


Problem notification – e-mail our Service Coordinator to create a service record, including photos or any other documentation you can provide.  This will guarantee the correct process is taken to repair any problems in a timely manner.

Damage reporting photos – take a clear picture of the problem, we understand that this may be difficult at times, depending on what the problem is.  Please give a detailed description, including room location and area affected, and also estimated date when issue was noticed.

Common deficiencies – As your house settles and moves, there may occur instances with windows and doors that need to be adjusted, this is normal.  Also during the first year, there will be expansion and contraction in most areas, including interior and exterior.  Some examples are flooring, drywall and siding.

What to do with uncommon deficiencies and emergencies – an emergency is anything affecting day to day living.  Please contact the proper emergency services in your area and then let Jade Homes know.
